Lennox Industries, Inc. (NYSE: LII), a global leader in energy-efficient climate control solutions, has purchased Health Network One, a 29,890-square-foot corporate headquarters building on 2.68 acres at 2201 South Andrews Avenue in Fort Lauderdale, for $16 million. The transaction was facilitated by Berger Commercial Realty, with Senior Vice President Steve Hyatt representing the seller, Dino Properties, LLC, and a CBRE team of Christopher Dubberly, Michael Meaden, Seth Ramey, and Jacob Sanchez representing Lennox.

Lennox will use the property to establish its southern region corporate headquarters and training center, consolidating multiple offices into a single, centralized hub. The company was drawn to the site’s turnkey, fully furnished condition, proximity to Fort Lauderdale-Hollywood International Airport, and access to major transportation routes and hospitality options, reflecting its long-term commitment to South Florida.

The seller, Dino Properties, LLC, was represented by Steve Hyatt, Senior Vice President of Berger Commercial Realty. The buyer, Lennox Industries, Inc. (NYSE: LII), a global leader in energy-efficient climate control solutions, was represented by a CBRE team including Christopher Dubberly, Michael Meaden, Seth Ramey, and Jacob Sanchez from the firm’s Fort Lauderdale and Dallas offices.

Lennox will establish its southern region headquarters and training center at the site, consolidating several offices into one centralized location. The company cited the building’s turnkey, fully furnished condition, prime airport access, and proximity to major transit routes and hospitality options as key factors in its decision, underscoring its strategic commitment to South Florida.

The deal highlights the ongoing transformation of the South Andrews Avenue corridor, an area once dominated by industrial and service businesses but now experiencing rapid redevelopment, with new multifamily, retail, and hotel projects reshaping the neighborhood.
